Architectural Design

Fairless provides expert architectural design in addition to all general contracting services.  Imagine the benefits of making a single phone call to a team that can handle your entire construction project.
    — Your budget requirements are incorporated into our design of your project.  This eliminates the risk of paying for complete architectural drawings that then require major overhauls to fit within your budget.
— Time-consuming and costly errors are avoided.  All the details and investigative work are completed up front, all but eliminating surprises during construction.
— The timeframe from design to completion is significantly reduced.
— Fairless Homes is your single source of accountability..

Detailed Documentation

Fairless Homes provide a full detailed set of plans, and handles the permit process and fees.  A detailed scope of work document is created and a contract is provided and signed by Fairless Homes and the customer.  Any changes during the construction process are documented and approved by the customer through our Addendum process.

What to Expect

When you work with Fairless Homes, here is what you can expect:

— The First Step  The process begins with a free consultation.  During the consultation, our goal is to see the space and understand our customer’s vision, expectations, and budget parameters.

— Initial Requirements Gathering  We work with you to capture the requirements of the project and use this as input to the initial design.  At the end of this step, we validate the requirements with you.

— Concept Phase   This phase begins after the contract is signed and the deposit is made.  First iteration of the design is created.  We look at what you want and what is possible — the architectural framework is mapped to the structural framework.  Floorplans and views are developed.

— Detailed Specs  The specifications are laid out and the material/product choices are made.  We work with our customers on material/finish selection and offer our contractor discount on finish materials where applicable.

— Build and Project Management  A project manager is assigned and the master schedule is put into motion.  Every project has the personal oversight of the company owner.  Ongoing communication is key throughout this phase.  We pride ourselves in regular communications with our customers so there are no surprises.  We check in along the way and accommodate any changes that our customer may have wherever possible.

— Completion  To ensure the customer’s complete satisfaction, a thorough final walk-through is conducted with the customer.  All finishing touches are then completed prior to the final job payment.  Once job is complete any required permits/drawings, unconditional material and labor releases are provided to the customer as part of the job close out process.

Fairless Homes holds a class B general contractors license and is fully insured.  Our license number is NV-B2 71820.  We have a bid limit of $950,000.  All sub-contractors used by Fairless Homes are also licensed and insured.
